By a Thread

So I decided against going to the little schooling school.  Mostly due to some trailer-related issues.

Because of my insane schedule this week I would of had to pick up the trailer at like 5am the day of the show (from a stranger's property) and load Henry in the dark at 6am into a trailer he's never seen before.  To add to the fun... instead of responding to my requests to send payment for the trailer rental/sign a contract for using it... the trailer owner kept sending me ads for trailers for sale.  I'm not sure what that was about exactly but I don't want to buy a trailer at this exact moment... I just want to rent/borrow until I buy my acreage.





I'm just going to rent from shop next time and save myself the hassle.  And spend a lot of money.  Boo.

Oh well.

So moving on!  I had a very exciting ride on Henry on Thursday that I will have a separate post about (we had our first ride in the arena with other horses...whoa).




You know what's stressful?  Working 60 hours a week and taking care of three horses (plus two dogs, two cats and two rabbits).

You know what's more stressful?  Working 60 hours a week and taking care of three horses (plus two dogs, two cats and two rabbits) + trying to get your house ready to sell.  OMG. My sanity is hanging on by a thread.

Anyone have any tips for selling your house without completely losing your mind?

  1. OMG- for a second I read 'getting your horse ready to sell' and I freaked out. Who's she selling? Why? Did I miss a post? Then I read it again and relaxed!

    Tips: repaint and spruce up as much as possible. Get rid of as much personal and clutter as you can. Bake cookies the day of a showing. :)

  3. I always go through stuff and ask when was the last time I used it. If it hasn't happened recently it gets sold or donated. I also pay to have my house deep cleaned. Yes it is a little pricey but the time and stress it saves me is well worth it. Having the house painted always makes it look really good and sell better.

    I also make myself a chore list. So one day I dust, another mop, and so on so it stays clean and I don't have to worry about cleaning the whole house when there is a last minute showing.

    My realtor also put fake flowers in my dining room and I think it's a nice touch. She essentially decorated my house because I don't decorate.

    1. I am definitely using this as a purge opportunity! I will I had a little more time to spend on it but I try to chip away a little bit every day. I'm going to take your suggestion to have the house deep cleaned before we list, I have a good friend who cleans houses and she's agreed to help out when I'm ready :)

  4. You can rent trailers? What a great idea! Around here you have to beg, borrow or steal a ride.

    Best way to sell a house: don't. Ha! But, if you must, rent a storage space and pack up everything you don't use every day. Gets rid of the clutter and makes moving easier. Good luck!

    1. You sure can! It's quite pricey... I think $100 just to drive it off the lot and then you pay a fee for the mileage.
      Yeah we just got a storage unit that is slowly filling up haha

  5. You are busy. As for selling, just make sure it's clean and uncluttered. Baking cookies to add that homey dell is good too. Try to keep the fogs and cats out of the way when it's being shown too. Good luck.

    1. Yes I'm a little to busy for my liking! I'm sending our cats to my in-laws and will be sending one or both dogs to my parents house while we sell (which makes me a little sad because I will miss them). Thanks for the luck! I hope it's a quick sale!

  6. Isn't there some theory about warm cookies baking when people come look at the house? Becuase I am SURE you have time to bake! Your fence rails are absolutely beautiful and I am jealous of all the trees!

    1. I'm willing to give that a try... even if it just means I get to eat them after haha. Yeah Mystic lives at lovely spot, although she does sometimes chew bits of bark off those fences!

  7. OMG. I don't even know. I bought a house I plan to live in forever just so I can avoid such things! So odd about the trailer situation... I guess said person changed their mind but didn't think they needed to tell you?

    1. That's the plan for my next house! I'm not sure what happened with the trailer. I think maybe I'm just being a little too sensitive because I'm stressed. I'm sure they were just trying to help with the listings but it felt like "I don't want you to use my trailer, buy this one instead."

  11. That's too bad about the trailer. As to selling the house, Teresa's cleaning list suggestion worked for us (we were just prepping to rent though, we kept our place in town when we bought the acreage). Also, take down all personal photos, keepsakes and such. You want to make it a very welcoming but impersonal space.

    1. Yeah I'm starting to feel like I just need to buy something, which I don't want to/can't afford it but crap like this is so frustrating. Actually I'm really glad you mentioned the photos, my husband and I have been debating about that and I felt like we should take them down (so one more vote for me - yay!)

  12. Oof, you are busy! I would focus on just the house and enjoy quiet time with your horses NOT thinking about the house. Then pick up show season stress AFTER the house stress is over. Don't over do it and burn yourself out! :)
